3 Roses Apartments - Argonaut
Multi-Family
Denver, CO
Three historical buildings in Denver's Uptown neighborhood were redeveloped into affordable housing in a clean, safe, and environment-forward design that provides critical social services to low income residents. The design was fast-tracked in order to complete the sale of these buildings within a matter of months. Much was needed to take these projects from as-builts through construction while tenants resided within them. The design scope was prioritized to focus on sustainability, improved conditions for the impoverished residents, and reducing health concerns both of it's senior demographic and the buildings themselves. Having been built in the 1920s and 1930s; they have unique challenges while also creating a perfect backdrop for a timeless palette of muted blues and neutrals with 1920's-style millwork, architectural accents, and art deco lighting fixtures,The design required modifications to create ADA and visual/audio units, asbestos and pest treatment, replacement of all unit and amenity finishes, upgrading all lighting to efficient LED, elevator repair and modifications, signage and branding, and repurposing space to create much needed amenities and health services. These new amenities included exam rooms, food and supply pantries, computer skill stations, fitness areas. Updated spaces included the leasing offices, BOH spaces, mailrooms, outdoor spaces, laundry and functional community rooms.
